    A Tenant’s Guide to Property in Highbury

    Highbury is a great place to live. It has a huge amount to offer its residents; from stunning period architecture and green spaces, to a wealth of independent shops, cafes and pubs.

    If you’re thinking about renting a property in Highbury, here’s some information to help you.

    What properties are available in Highbury?

    Highbury has a thriving rental market, with properties to suit all budgets. Some of the more popular types of home include:

    Luxury period flats

    At the top end of the market, you’ll find some stylish high-end apartments, which offer a premium standard of accommodation throughout. They’re typically situated in Victorian or Georgian townhouses, and come with a range of period features, such as sash or bay windows, original fireplaces, and exposed brickwork and floorboards.

    These multi-bedroomed, spacious homes are highly sought-after, and come at a cost. Anticipate paying anything around £2,000 to £3,500 a month for an apartment like this.

    Modern apartments

    Developers have been active in Highbury over the last few years, and as a result, there are several contemporary apartments available to rent. These are usually finished to a high specification throughout, with top-quality fixtures and fittings, and a large open-plan layout. Many come with a balcony or terrace too, which is ideal if you’re looking for a home with some outdoor space.

    Prices vary for modern flats in this area. It’s possible to rent a small apartment for as little as £1,200 a month, while three- or four-bedroomed family flats are usually priced at approximately £2,000 to £3,500 a month.

    Studio flats

    Highbury has some fantastic studio flats on the market, which are perfect for those working to a budget. These competitively priced homes may be compact, but are usually fitted out to a high standard, with modern kitchen units, a spacious lounge area, and a separate bath- or shower room.

    The studio apartments in converted period buildings are particularly desirable, thanks to their original features. Anticipate paying £1,000 to £1,500 for this type of home.

    Houses

    Houses don’t often come to market in Highbury, and when they do, they’re snapped up quickly. Terraced houses are in particularly high demand, and you’ll find a few great options here; both period and modern. These tend to be priced at around £1,500 per month for a one- or two-bedroomed home, rising to around £4,000 for a larger property.

    Detached and semi-detached rental homes are rare in Highbury; but occasionally, one or two will become available. Unsurprisingly, these properties are more expensive, so we recommend budgeting around £2,000 to £5,000 a month for a house like this, depending on the number of bedrooms, location, and general condition of the property.

    Where to rent?

    The areas around the stations (e.g., Drayton Park, Arsenal, Canonbury) are ideal for commuters, and you’ll find plenty of options in the neighbouring roads. If you’re after a more laid-back lifestyle, explore the streets near Highbury Fields or Gillespie Park. Some properties in these areas even offer views of the green spaces, which is an added bonus.

    If it’s important to be near the shops, search for a property in the area around Blackstock Road. This location offers good proximity to all the local amenities.
